BER Cert from qualified assessors

A building energy rating is a guide for how energy efficient your building is. The BER cert has a scale of A – G; with the most energy efficient buildings achieving a rating of A therefore meaning G is the least efficient buildings.

A BER Certificate has become compulsory for all homes that are being sold or rented in Ireland under the following circumstances:

There are exemptions for certain categories of buildings, e.g. protected structures and certain temporary building (Ref. SI No. 666 of 2006).
There are fines of up to €5,000 for non-compliance with the policy.

So when someone wants to buy or rent a new home, they are entitled to have a BER conducted. However there is no requirement for the sellers/landlords to make any suggested enhancements from the report’s findings.

A BER cert displays the energy performance of a home to prospective buyers and tenants allowing them to fully consider energy performance with regards to their next house purchase or rental.

BER certs have to be processed by specially trained BER assessors who are registered by Sustainable Energy Ireland. A Building Energy Rating is valid for up to 10 years as long as there is no material change to the dwelling that could affect its energy related performance.
